What the figure is built from

Five things. The measured volume, taken with a tape. The access at both ends, which on the hill and in the Roehampton blocks means more than a floor number. How much packing you want. Whether anything is held. And what the building or the agreement requires by way of arranging.

That last one is why two identical flats in SW15 can quote differently. A managed block with permitted hours, a lift booking and an insurance certificate to send is more work than a terraced conversion with a residents' bay, and the quotation says so rather than absorbing it.
