What people ask before booking a date
Grouped by the kind of agreement rather than by service, and none of it is legal advice — it is how a removals firm sees these arrangements. For anything that matters, Citizens Advice and Shelter are free and better qualified.
Joint tenancies
Does the tenancy end when I move out?
No. A joint tenancy binds everybody who signed it until it ends or is formally varied, and moving your furniture does not change that. Sort the agreement side first — we will hold a provisional slot while you do.
What happens to my share of the deposit?
It was protected as one sum for the whole tenancy and is returned at the end of it. Settling up between housemates in the meantime is a private arrangement, and it goes a great deal better written down.
We have found a replacement. Is that enough?
Usually not on its own — landlord or agent consent is generally needed and the agreement is often re-signed rather than amended informally. Finding somebody willing is the easy part.
Who owns the sofa?
Almost never written down, which is why it causes so much trouble. We will move what you tell us is yours. Where there is a genuine disagreement we will not adjudicate and the item stays where it is.
Can you do the move without the others being there?
Yes, with keys arranged and a clear list of what is going. What we will not do is take a disputed item on one person's word in an empty house.
Your own tenancy
What matters most at a check-out?
The state of the room once the furniture has gone. Leave a gap between the move and the inventory appointment, photograph each room the moment it is clear, and book the clean into that gap rather than around furniture.
Will you clean?
We sweep through and leave the rooms clear. A check-out clean to inventory standard is a specialist job and it should follow us with a gap rather than overlap.
Can we move on the last day of the tenancy?
You can, and it leaves no margin at all for cleaning or for a problem. Where the dates allow it, moving a little earlier and cleaning into the gap is worth a great deal.

Storage, listed at collection. In this postcode it is the commonest booking we take rather than an unusual one.
Does the building restrict when we can move?
Many do here, particularly the mansion blocks on the hill and the managed blocks in Roehampton. Ask the agent the week you give notice, because it is slow to find out and immovable once you have.
Leaseholds and freeholds
Why does the managing agent want your insurance certificate?
Because the communal parts are the freeholder's responsibility and they want evidence that damage to them is covered. It is a reasonable request, it is close to universal now, and we send it as a matter of course.
Can a freeholder refuse a move day?
Leases and house rules commonly restrict move hours and some exclude weekends. That is their rule rather than our reluctance, and it is worth establishing before you commit to a date.
What has to stay with a house we are selling?
Whatever the sale contract lists as included — curtains, blinds, light fittings, anything fitted. Taking something on that list is the commonest post-completion argument and it is entirely avoidable.
Why do you ask how long the chain is?
Because money moves up a chain in order and the household at the bottom is paid last. A long chain means a later key release, and we plan for a wait rather than hope for a morning.
What if completion fails on the day?
The load stays secured and goes into store rather than back into a house you have just emptied. We return when the chain moves, and the booking contract sets out how that is handled.
Around SW15
Is Putney Hill really a problem?
It changes where a vehicle can sensibly stand, and it makes the carry materially harder in one direction. It is not an obstacle; it is a thing to have looked at before the day rather than discovered on it.
What is different about Roehampton?
Estate roads, block access and lift bookings rather than kerbside parking. The Alton estates are a completely different kind of address from the Putney terraces half a mile away and they are planned differently.
Do you need a parking suspension?
On most SW15 streets, yes. We apply in advance — there is no route to arranging one on the morning, and the residents' schemes here are comprehensive.
Do you cover Southfields and Barnes?
We serve and cross both. A job beginning and ending inside one of them is often better placed with a firm from there, and we will say so rather than take it.
Quotes, storage and cover
What is the quote based on?
The measured volume, the access at both ends, how much packing you want, whether anything is held, and what the building or the agreement requires by way of arrangement. The last of those is what this site takes seriously.
Will you quote without seeing it?
We will talk usefully and we will not put a figure on it. A call cannot see a stair turn, a lift door opening, a hill or a residents' bay.
How long can goods stay in store?
For as long as the gap between one agreement and the next lasts. The inventory is taken at collection, and access and redelivery notice are both written into the storage agreement.
Is everything covered?
Goods in transit and in store are covered to the level stated on your quotation and storage agreement, subject to the exclusions written there. Declare anything of unusual value before the day.
